Question no. 1. What is a special township and Integrated Township project?

Answer: -The Maharashtra Government has implemented the policy in State with the objective of making maximum housing available to the citizens in affordable price in line with the housing policy of the State. Under the scheme, the private landholder/developer, who has 40 hectares or more land contiguous at a place and has approach road of at least 18m width, can develop a township where permission is granted by exempting various rules. Government regulation has been sanctioned by the Urban Development Department on 26/11/2005 regarding the special township for the areas under a regional plan, municipal corporations, municipal councils etc. The government has replaced the special township policy for the areas under regional plans by the integrated township policy which is approved by the Govt. on 28.12.2015.
The idea is to promote private investment in the housing sector to facilitate housing at reasonable prices and also to create a hassle-free atmosphere for investors.


Question no. 2.. Regarding the Pune Metropolitan Region Planning Committee?

Answer: - - By the Government Notification No. TTPS 1899/1991 / Q80 / 99 / Nav-13 dated 23/7/1999, under the provisions of Clause (g) in the constitution of Article 243 of the Constitution of India and the Maharashtra Metropolitan Planning Committee (composition and works), and fulfilling the conditions given in the clause (g) in Article 243 of the using the powers conferred by Ordinance, 1999 (Ordinance No.12 of 1999), metropolitan areas have been declared for the purposes mentioned in Part 9A of the Constitution. In this regard, Mumbai Metropolitan Region, Pune Metropolitan Region and Nagpur Metropolitan Region, Nashik Metropolitan region and Aurangabad Metropolitan regions have been declared.


Question no. 3. What is the development plan?

Answer: - Under the provisions of section 21 to 31 of the Maharashtra Regional and Town Planning Act, 1966, for the areas covered under the jurisdiction of the local bodies such as the Municipal Corporation / Municipal Council / Nagar Panchayat, the provision is made to prepare a draft development plan showing the proposed land use and public facilities as per future population. The plans are approved by the Urban Development Department of the Government.


Question no. 4. What is a regional plan?

Answer: -For the comprehensive development of the districts of the state, for maintaining equilibrium in the development of rural and urban areas, to curb and plan unauthorized and uncontrolled growth in municipal / municipal council areas, Regional plans are prepared showing the proposed land use and public facilities for the development of the rural areas. Regional plans are prepared according to the provision of section 3 to 20 of the Maharashtra Regional and Town Planning Act, 1966..


Question no. 5. What is a town planning scheme?

Answer: - - For the implementation of development plans for the areas covered under the jurisdiction of the ULSs/ Planning Authorities such as Municipal Corporations / Municipal Councils / Nagar Panchayats, or in respect of any land which is likely to be in the course of development or which is already built upon, Town Planning Schemes are prepared with the methods such as micro-level planning and Land Pooling and Reconstitution, under the provisions of section 59 to 112 of the Maharashtra Regional and Town Planning Act, 1966. The Town planning schemes are sanctioned by the Urban Development Department of the Government.
